Northglenn is unusual, and it works in your favor when you know a plumber who understands why. Most of this city was built in one coordinated push, which means the plumbing problems here are remarkably predictable.
What Northglenn plumbing actually deals with
- The whole city was built at once, so it is failing at once. Northglenn was laid out in 1959 by the Perl-Mack Company as one of Colorado’s first master-planned communities, and it grew fast enough that Life magazine called it the most perfectly planned community in America by 1962. It did not incorporate as its own city until 1969, after Thornton tried to annex it. All of that means the original housing stock shares a birthday. Galvanized supply lines, cast iron drains, and clay sewer laterals in these homes are all reaching end of life in the same window. If your neighbors have been replacing sewer lines and water heaters, you are probably next, and that is not a coincidence.
- The city also runs its own sewer collection system, and it is a long trip. Northglenn operates its own wastewater collection with ten lift stations and a 27-inch force main that runs eleven miles from Lift Station A at 105th and Irma out to the treatment plant. Depending on where you live, your wastewater can travel up to eleven miles before it is treated. Practically speaking, that means there is a lot of city-side infrastructure between your house and the plant, and when there is a backup the city will check the main in the street in front of your house. The service line from that main into your home is still yours. We camera it and tell you which side the problem is on before anyone starts digging.
- Original homes and newer infill are different service calls. The original 1959-era single-family homes are modest, well-built, and full of original plumbing that has never been touched. The townhomes and newer infill built since are a different animal, with builder-grade water heaters, expansion tanks, and shutoff valves that fail on their own schedule. We handle both and we do not quote them the same.

Frequently Asked Questions (FAQs)
My Northglenn home is from the early 1960s. What is likely to fail first?
At that age it is usually the galvanized supply lines, which corrode and narrow from the inside and cut your water pressure, followed by cast iron drains and clay sewer laterals cracking and letting roots in. Because so much of Northglenn was built in the same few years, these problems tend to show up across a whole street around the same time.
I have a sewer backup. Is it the city's problem or mine?
The city will check the main sewer line running through the street in front of your house to confirm it is flowing. The service line from that main into your home is your responsibility. We camera the line and show you the footage so you know exactly which side the blockage is on before anyone digs.
Does Northglenn have hard water?
Moderately hard. Northglenn treats its own water at a city plant, and the source is snowmelt from Berthoud Pass stored in Standley Lake. It will build some scale in a water heater over the years, so a periodic flush is worth doing, but it is a gentler supply than what neighboring Thornton deals with.
Where does Northglenn's water actually come from?
It starts as snowmelt at the top of Berthoud Pass, travels down through Clear Creek and a series of ditches and canals into Standley Lake for storage, then goes to Northglenn’s own treatment facility before it reaches your tap.
Are you licensed and insured?
Yes. Every technician is licensed and insured in Colorado and works to local code, and you approve a written price before any work begins.
Do you offer emergency plumbing in Northglenn?
Yes. We respond to plumbing emergencies and arrive with a fully stocked truck to fix the problem in one visit whenever possible. Call 720-737-0274 any time.
